Sellers ask me how I can get their homes sold for the highest price, quickly, and with as few problems as possible.  My top quality service is the answer.  Once I list your property, I will be totally committed.  You have to be just as committed as I am, so that we can work as a team.  No agent will work harder for you than I will.

I will start my job by letting other agents know that your home is for sale.  I have been in the business since January 1985, and I have an excellent reputation and a good working relationship with other agents. This can be very important to you.  Other agents don't shy away from showing my listings, as can happen with some agents with reputations for being difficult to work with.

I am known for getting the job done, and following up on all of the detail work that follows getting the contract.  Other agents all know that I can be relied on to do my part of the work.  I check up on the other agent, so that I can be sure that they have done the work they were supposed to do.  This is part of the reason that my contracts don't fall apart, as so many do.  I will do everything that is humanly possible to get all the work done to get your contract to settlement.

Your job will be to keep your home in "showing condition", until we get a contract.  Maybe I will suggest that you put some of your furniture in storage, and pack away some of your personal items.  I will give you the benefit of what my experience with buyers has taught me.

Price is one of the most important selling tools.  We'll see what other homes in your neighborhood have sold for recently.  Your location will set the limit on what your home can be sold for.  Too high an original asking price can work against you.  Your first possible buyer may not see your home if it's priced out of their range.  Don't help the neighbor sell their home by over-pricing yours.

Curb appeal is very important.  Many times buyers have told me to just keep on going, when I've pulled up in front of a cluttered yard.  We'll never know what they missed.  Once inside, fresh neutral paint, and sparkling clean are what gets homes sold.  Many buyers have little imagination, and can't picture what their furniture would look like if your color scheme clashes with what they own.

When an agent calls to tell you they are coming to show your home, turn all the lights on, and LEAVE THE HOUSE, if at all possible.  The buyers are not coming to visit you, and many are uncomfortable if the seller is at home.  They will usually hurry through, not opening closet doors if the owner is there.  People will not buy what they can't examine.  If you are home when someone comes, go for a walk, or visit your neighbors.

NEVER let anyone in your home who is not with an agent.  You don't know who they are, and it could be very dangerous.  Too many dangerous people around nowadays.

Let us work as a team so that we can accomplish your goals!  Buyers come from many places.  They are usually working with a REALTORŪ from very early on in the looking process.  Sometimes they already know the areas that they want to live in, and will drive around the areas that interest them, looking for signs.  They'll call their agent, and ask them to check out the property.

The most productive ad, (over 80% of calls) are from the "SALE" sign in front of your home.  Your home will be on at least five sites on the Internet, and I send flyers to all the top agents in the area.  I find that getting agents into the home, with a "Brokers Open House" lunch can sometimes help too.

Sometimes a home will sell quickly if some buyers have been looking for a home like yours for a while.  If their agent knows how to take advantage of the Multiple Listing Service, the system will notify that agent that a property matching the requirement of one of their clients is available.  I'll do whatever it takes to get your home sold.  We need to work on this together.
